Free seller net sheet · California
What you'd actually walk away with.
Sale price is the number everyone quotes. Net proceeds is the number that matters. Enter your details below, adjust anything that's wrong, and download the projection as a PDF. Free, no phone call required.
1. Your home
Enter what you think it would sell for. Not sure? Use a rough figure — you can change it and the whole sheet updates.
2. What you still owe
Use your most recent statement. A payoff quote includes interest through the closing date, so the real figure runs slightly higher.
3. Commission
Commission is negotiable and always has been. Since the 2024 industry settlement, what a seller offers the buyer's broker is a separate decision from what you pay your own agent — sometimes it's zero.
4. Closing costs
Defaults reflect common Riverside and San Bernardino County practice, where sellers customarily pay the owner's title policy. Customs differ by county and everything here is negotiable. Verify with your escrow officer.
5. Repairs, credits, and prorations
Most of this gets negotiated after the inspection, so treat these as placeholders until you have a contract.

A projection, not a guarantee or an appraisal.
This projection comes out negative. That means at this price you'd need to bring money to closing — but it does not mean you're out of options. Short sale, reinstatement, and a few other paths exist, and none of them cost you anything to explore.
